Landing. Musgrave Landing is a residential strata
development of oceanfront lots on the South West side of the Island
comprising of approx. 22 lots and common property including a tennis
court and a sheltered boat dock. They are mostly 1/2 acre in size
and some are serviced by sewer and water. The area is pristine and
beautiful with Vancouver Island a boat ride across Sansum Narrows.
The disadvantage perceived by some (but cherished by others), may
be the time it takes to reach "civilization" by road.
Approx. 30 minute travel on a logging road to reach the system of
Island paved roads leading to Fulford and Ganges. Resale prices
of the oceanfront lots would now be likely over to $350,000 (year

Channel
Ridge. Channel
Ridge is a large residential development above the Vesuvius area
of the Island. The earlier phases of the development provided
larger private secluded properties with spectacular southwesterly
panoramic views of Sansum Narrows, Stuart Channel and the forest
clad mountains of Vancouver Island. The later phases, located
higher up, offer generally similar view and sunny exposure but
with some compromises on privacy and increased density of lots.
However, hundreds of acres remained as predominantly pristine
green spaces with extensive trails including those with spectacular
lookouts over St.Mary's Lake and the Gulf Islands beyond. The
resale prices of the ocean view 1/2 acre lots push toward and
over the $300k mark (2008) and not many become available. The
last phase of the development which includes a village is now

properties.
A 32 lot development with beautiful to spectacular views stretching
from the mainland mountains across Southern Gulf Islands & Active
Pass, right out to Belingham including Mt. Baker. Paved access roads,
walking trails, 80 acres of parkland, services to lot lines and
water developed on site. With the odd exception, all the new original
lots are sold and not much has come up recently for resale (sizes
from 2.96 acres to 14.3 acres). Prices of resale oceanview lots
are now over $400k, some with truly spectacular panoramic view would
sell for a lot more (2008).

the end of Morningside Drive, along the base of Reginald hill, mostly
comprising of oceanfront properties, but some are further up the
slope commandinggreat southerly view of Fulford Harbour.
The public is legally allowed to go beyond the gate (always open)
to access the Reginald hill trail as well as the beautiful shoreline
hiking trail starting at the end of Reginald Hill Road. The prices
of properties, mostly all with houses range roughly from $600,000
to several million when oceanfront (2008)

"exclusive" "gated" strata community on the
Athol Pennisula, washed by the sheltered waters of Long Harbour
on the south side and Trincomali Channel on the north. Very well
developed subdivision with lots of park as common property, including
the very point of the pennisula, common docks, clubhouse, guest
cottages and so on. Purchasing property in Maracaibo involves the
payment of a membership fee, currently around $55,000 (2006). Property
prices mostly with houses range from $800,000 through to $1.3 mil
for waterfront and then perhaps to several million for an exceptional

Tuam.
This is a new 31 lot development on 600 acres on Mt.Tuam, the
highest southern peak on Salt Spring island. The section of the
property where the lots are located is generally south facing
with elevation ranging from 900 to 1700 feet above the sea level.
Views from this property are possibly the most spectacular in
British Columbia. The lots, averaging in size 7.5 acres, generally
have a breathtaking view from East to West that includes the Southern
